Existing plans are used for each of these builds as a starting point for pricing and the home that will be constructed. We have an offering of plans that fit the urban neighborhoods in which we build, meet the needs of our client base and deliver an excellent value.
2 SELECTIONS + OPTIONS
We have a preset number of options and finishes that provide quality, beauty and value while also allowing us to streamline the construction process. However, we continually strive to personalize each home and do so by finding unique ways to give each home several special touches that represent the owner. Generally, these selections are completed within the 1st month of the build so that the process can move forward quickly.
Our streamline process may utilize several different financing options. Depending on the stage of construction, a 'construction to permanent' loan may be used as if you were undergoing a custom construction. It may also be possible for you to obtain a typical mortgage loan for the project at the completion of the build. This decision will be made early in the process and may vary based on your needs, qualifications and goals.
4 START THE BUILD
Now that your work is done, it is our turn to deliver. At this point changes are minimal, but should they occur, they are always handled with transparency. Schedules are always available to the client and updated weekly. We utilize a cloud based project management and cost tracking software that is available to our clients 24-7. And at the end of construction we turn over a shiny set of keys to your new home!
1 CUSTOMER INTRODUCTION
Each and every project is as unique as each of our clients. So we make sure to create the time and space to get to know you and your project. We want to know all about your goals, aesthetic preferences, budget, lifestyle and timeframe.
2 PROJECT PLANNING
As we discuss and align the goals for your project we engage with the architect that best suits your needs. We will sketch out designs of the floor plans, exteriors and renderings in order to further develop the ideas and details. These are always balanced against project goals. Schematic estimates are provided at this point to ensure that the completed design aligns with the project budget.
While certainly not the most alluring part of the process, this stage is critical to a project's successful completion. At this point, architectural drawings are finalized and the selections are made for many of the building materials. Depending on the project, allowances for finish materials may be assigned when exact materials cannot yet be selected. Contracts and specifications are also finalized in this stage. Every step of this stage is about ensuring our client (you!) and our project team agree on the project details.
4 FINANCING + PERMITS
The majority of our clients leverage some sort of financing for their projects and we have excellent financial relationships that can help get your project done. Generally, this process requires the completed contracts, plans and specifications to obtain loan approval. While the financing process is underway, our project team utilizes this time to finalize details, prep the build site, pull permits and prepare for the construction process.
5 START THE BUILD
Our project team gets to work focusing on the execution of the plans, details and specifications that were produced in the previous steps. We utilize a cloud based project management and cost tracking software that is available to our clients 24-7. The project costs are transparent, the schedule is identified from the start and updated weekly and any changes are discussed and priced along the way.
